Conveyancing starts when your offer to buy a property is accepted, or you've accepted an offer from a buyer when selling.

When you're buying, our task as conveyancing solicitors when you instruct us is to carry out vital searches with local authorities and utility companies.

Pre-contract searches may flag up flood risks, boundary disputes and financial liabilities from previous owners or residents.

Conveyancing solicitors will also discuss the costs you will have to pay when buying a property, such as stamp duty land tax. They will check the contracts provided by the seller's solicitors and ensure your mortgage lender has the correct information to proceed.

We will ensure all the related fees are paid on your behalf and finally, register you as the new owners of the property with the Land Registry.

When you're selling, we'll apply for your title deeds from your lender (if applicable) and order up to date official copies of the register of your property from the Land Registry. We'll issue a draft contract for your buyer's solicitor's approval enclosing any documentation to assist them in making their enquiries.
